Projects


First employed as an architectural draftsman in 1963, professionally licensed in 1973, and in private practice in New York since 1980, Mr. Rhodes became Partner and Director of Historic Preservation with Beyer Blinder Belle Architects and Planners (BBB) developing projects for over 21 years. Sole proprietor for consultation in historic preservation up to 2015.  Significant work includes:


            Preservation Planning


• U.S. Capitol, Washington DC

Partner-in-Charge, Principal Preservation Architect, BBB. Documentation of as-found conditions; building-wide retrofit design of utility, life safety, security and communications systems; total redesign schemes for both the Senate and House chambers; detailed analysis of stability of historic frescoed plasters.


• Croton Point Park Visitor's Facilities, Westchester County NY

County park design guidelines & construction of a system of new structures and adaptation of historic structures including new entrance booths, renovated bath houses, a new picnic pavilion, rest areas and stabilization of the historic wine cellars.

 

• Fort Totten Battery Historic Preservation & Master Plan, Queens NY

Project Manager and Principal Preservation Architect, BBB. Historic research and conditions evaluation;  Comprehensive Preservation & Interpretive Plan.


• Smithsonian Institution Perimeter Security,  Mall, Washington DC    

Partner-in-Charge, Principal Preservation Architect, BBB. Historic research and site analysis including design for integration of perimeter security features with respect to each historic building as well as to campus-wide and urban contexts.

• Grand Central Terminal Rehabilitation, New York City   

Project Manager for Preservation, BBB. Historic research and documentation of as-built and as-found conditions; Master Plan for Preservation; coordination with preservation community, State and Federal authorities; construction documents; construction administration.


• Andrew Carnegie Mansion / Cooper Hewitt Museum: Smithsonian Institution's National Museum of Design, New York City

Project Architect, Hardy Holzman Pfeiffer Architects. Original Architects Babb Cook and Willard, 1902.  Historic research, documentation, planning, design through construction for full rehabilitation for new museum use.


• Thomas Edison Laboratories, West Orange NJ   

Partner-in-Charge, Principal Preservation Architect, BBB. Master Plan for the National Park Service in a tightly-budgeted project; conditions survey; design and construction documents for full site visitation, accessibility and use.


• Villard Houses of the Helmsley Palace Hotel, New York City

Project Architect for the restoration of the late 19th century Italian palazzo-styled Villard Houses by Architects McKim Mead & White, now part of the Palace Hotel on Madison Avenue.

• Temple Emanu-El, New York City

Partner-in-Charge, Principal Preservation Architect, BBB, and consultant Preservation Design. Conditions survey and master plan for preservation and interior restoration; construction documents; consultation in preservation and liturgical design through construction phases.


• Cathedral of the Blessed Sacrament, Sacramento CA

Licensed in California, Mr. Rhodes was Partner-in-Charge at BBB for the restoration and liturgical transformation of this late 19th century Renaissance-styled landmark in downtown Sacramento, once the largest Cathedral west of the Mississippi.


• U.S. Naval Academy Chapel, Annapolis MD  

Principal Preservation Architect and Project Manager for rehabilitation of this signature building at the Naval Academy, originally by Architect Ernest Flagg.  


           Business/Heritage Tourism


• Ellis Island National Monument & Museum of Immigration, NY/NJ  

Project Director, BBB, for the comprehensive Preservation Plan and rehabilitation of structures central to the immigrant experience. Planning and preservation design and rehabilitation from programming through field testing, construction documents and construction administration including Manhattan departure facilities at Castle Clinton.


• The Federal Reserve Bank of New York

Partner-in-Charge, Principal Preservation Architect, BBB, and consultant Preservation Design for exterior and interior restoration of this massive rusitcated stone palazzo including innovative prototype cathodic protection.


• U.S. Courthouse & Post Office, Brooklyn, NY

Consulting and design services for the replacement of architectural terra cotta, slate roofing, granite, ornamental metals, window and weatherproofing of this massive 1892-1933 GSA property on Brooklyn’s Cadman Plaza--all executed while fully occupied.


• Montgomery Place, Annandale-on-Hudson New York

Project Manager at BBB for the master planning, site development and architectural work for the 18th century hamlet of Annandale-on-Hudson, as well as the design of new visitor’s center adjacent to the historic zone of the 18th Century Montgomery Place estate.  


           Studies/Special Needs


• Guggenheim Museum, New York NY

Personal representative of the benefactor for this comprehensive structural analysis and exterior facade repair of Frank Lloyd Wright’s 1959 signature building on Fifth Avenue.

 

• High Breeze Farm, Wawayanda State Park NJ

Project Manager for the archaeological analysis, stabilization and

repair of this nineteenth-century farmstead consisting of nine

vernacular structures treated as prototypes for the New Jersey Historic

Trust.


• Grover Cleveland Birthplace, Caldwell NJ

Project Manager responsible for documentation and preservation planning of this 19th century structure and site. Probed and discovered the original building configuration.


           Residential/Contextual Design


• Rhodes Residence, Croton on Hudson NY

Renovation of the Architect’s own 1880 Queen Anne house plus the addition of a south-facing porch interpreting and expanding upon the lost historic original design.


• Residence, Harrison NY

Renovation of an early 20th century main house, gate house, garage and accessory buildings contributing to this “gentleman’s estate” recalling English cottage traditions.


• Residence, Sharon CT

Renovation of an elegant early 19th century main house along with design of a new addition interpreting principles of light and space of the English architect John Soane.


• Residence, Croton on Hudson  NY

Renovation of the turreted late 19th century Victorian house plus an addition with expanded family space, central services and new circulation.
